Andy McDonald, Head of Real Estate Finance

Andy McDonald is Head of Real Estate Finance, HSBC UK Bank Plc with overall responsibility for the business nationally. With over 20 years’ banking experience, Andy has operated within the real estate finance arena for more than 10years’ with expertise in leading structured finance and distribution activities at major UK banks. Andy has broad experience across lending and relationship management including investment banking.


David Stephens, Head of London

David Stephens, Head of London

David was appointed as Head of the London team in August 2018 and has extensive experience working across the CRE and Large Corporate client base. David has worked for the HSBC Group for 35 years across a wide variety of roles in Commercial Banking and Global Banking sector teams. The London team focuses on core investment asset classes – industrial & logistics, offices, retail and residential – across London and Southern England.


Siobhan Gall, Head of Regions

Siobhan Gall, Head of Regions

Siobhan leads our Regional team, with responsibility for our clients that are based in or have assets that are located across the UK regions. Her team supports clients who invest in, develop and manage properties across the core investment classes – industrial & logistics, offices, retail and residential – as well as healthcare and life science related buildings. Siobhan has over 20 years of finance experience from international banks and fund management businesses.


Dan Wright, Head of Housing

Dan Wright, Head of Housing

Dan was appointed as Head of the UK Housing Team in 2022 and has extensive experience working across the Real Estate and Large Corporate client base, having worked for HSBC for 32 years. He is responsible for supporting house builders, social housing providers, the private rental sector, and student accommodation providers across the UK.


Elizabeth Davies, Head of Hotels

Elizabeth Davies, Head of Hotels

Elizabeth Davies leads the Hotel Real Estate Finance business, specialising in providing financial solutions for operating hotels and building trusted partnerships that transcend generations. Elizabeth has 18 years of real estate finance experience of both bilateral and syndicated loan facilities, senior and junior debt structures in all core real estate markets, including development finance experience and Green Loans. Elizabeth is an RICS qualified Chartered Surveyor, having originally specialised in loan security valuation and is passionate about supporting customers through the challenges of market cycles.

£100m RCF Sustainability Linked Loan

VIVID provides affordable homes and support services to 74,000 customers across Hampshire, Surrey, Berkshire and West Sussex, with 35,000 homes in management.

With their vision of “More homes, bright futures”, the business is addressing housing shortages by building the right type of affordable homes to meet the needs of local communities.

HSBC initially met VIVID at the Social Housing Conference in 2023 and 2024 and has kept close contact ever since. In mid-2024, HSBC supported the company with a 5-year RCF to support their liquidity and capex needs as they look to continue new development alongside investing in improving the energy efficiency of existing homes.

Sustainability at VIVID Homes

As a leader in the social housing industry, VIVID realises their responsibility in delivering energy efficient and environmental improvements in all works and communities they are involved in. The company have established several aims that underpin their sustainability strategy. These are focused on:

  • Reducing Carbon emissions, and
  • Improving the natural environment, the quality and efficiency of their homes.¹

Deal Structure

  • HSBC UK provided a £100m RCF to support VIVID’s development ambitions and to provide capacity for investment in existing properties to achieve EPC and net-zero targets.
  • The Sustainability Linked Loan consisted of 3 Key Performance Indicators (KPI) to support VIVID’s sustainability strategy. These KPI’s are designed to put the customer ahead of the regulatory standards and include:
    • Environmental: KPI linked to energy efficiency of homes
    • Social: KPI linked to providing income support to tenants
    • Governance: KPI linked to maintaining strong internal governance as accredited by the Regulator for Social Housing
  • The documentation of an SLL was important to the company as they look to embed sustainable practices across their operations.

HB Reavis is an international workspace provider, operating across several European markets. Established in 1993 in Slovakia, the company’s mission is ‘to create personalised experiences through real estate with enduring positive impact on people, communities and the environment.

Recognising that ‘40% of global carbon footprint is caused by the built environment’¹, HB Reavis is taking a proactive approach to set decarbonisation targets that have been validated by the Science Based Targets initiative (SBTi).

In 2024, HB Reavis engaged with HSBC to refinance the development facility on its Worship Square development.

Sustainability at HB Reavis | Worship Square

HB Reavis has established their own 2030 carbon reduction targets, focusing on reducing embodied, operational and corporate emissions. Air source heat pumps will reduce the building’s operational energy through efficient heating, cooling and smart modelling.

With an expected 50% reduction in embodied carbon compared to the current industry benchmark, the buildings infrastructure supports both tenants and the company's sustainable initiatives.

Deal Structure

  • HSBC UK provided a Green Investment Term Loan facility for HB Reavis, to refinance the development costs of Worship Square – a 140k sq ft office building.
  • Committed to reducing carbon emissions, Worship Square has been constructed using 480Kg CO2e/m2 upfront carbon, more than 50% ahead of the LETI 2020 baseline.⁴
  • The sustainability credentials held to the building enabled it to qualify for green financing through achieving an EPC A. The project is also set to achieve a BREEAM Outstanding and WELL Platinum rating and is designed to achieve NABERS 5.5*.
  • Initiatives including encompassing photovoltaic cells providing renewable energy, planting over 3,200 plants providing ‘green spaces’ blurring the line between indoor and outdoor space, and urban allotments to transform employees organic waste into compost for terraces, help occupiers achieve their own sustainability goals by actively reducing their own carbon footprints.²
  • HB Reavis has aligned its debt facility to the Loan Market Association’s Green Loan Principles and continues to work closely with the Science Based Target initiative (SBTi).
